Our services are designed to maximize income while satisfying Clients and End Users and meeting their needs.

Real property is a financial asset on which to plan strategies to increase property values by maximizing income.

Property Management thus assumes strategic importance in real estate management.

Our principal activities are:

  • Finding tenants and entering into the relative lease agreements in compliance with the provisions of law (depending on use) and safety regulations based on the tenant's objective references, while pursuing maximum profitability.
  • Accounting management of the lease agreement (stipulation, recording, reporting, management of security deposits, updating), including rent payment notices, controlling collections (including indirectly by issuing "draft" invoices), as well as all credit collection activities and legal management of litigation
  • Management and examination of innovations requested by the tenant, including the calculation, debit and control of collections (including indirectly by issuing "draft" invoices) for individual expenses for which the tenant is responsible
  • Closing tenant/client accounts if the property or shares/units of such are alienated
  • Relationships with the administration if the property share/unit is part of a condominium, including an evaluation of the relative meeting resolutions, with particular reference to the property's state of repair and management costs, including representation at condominium meetings
  • Preparation of annual/quarterly cost/revenue budgets, identifying Operation Expenses (OPEX) and Capital Expenses (CAPEX)
  • Preparation of annual/quarterly anticipated cash flow
  • Preparation of reports in accordance with the Client's time frame and accounting needs
