In pursuing the goal of developing business while continuing to focus on the Client/User, the choice of what information systems to use was quite important from the outset.

After a careful examination of the standard products offered by the market, and noting that the products analyzed were deficient in terms of support in the "management" area, and in the “facility" area in particular, it was decided to produce special software "written" in accordance with our procedural analysis.

We thus developed the information system known as G.I.S.IM. (Integrated Property Management Services) that converses and integrates the "requests" of the Client and/or end user of the property with information provided by administrative management software, completing it through "optical" systems for filing the relative documents.

The services provided are thus based on three distinct software applications that handle the specific needs of the three areas of activity, creating an IT platform where Integrated Property Management Services plays a central role:

  • Accounting management system
  • Optical document filing system
  • System for management and control of “management procedures” related to the real property (G.I.S.IM. system)

"Management procedures" are set in advance and guided in the formulation of the "need / request" (“management procedures” include, for example: requests for extraordinary maintenance, requests for technical specifications, requests for offers on technical specifications, examination/updating of contracts for the supply of goods or services, problems involving employees working in the building, etc.)

The pre-established "management procedure" is guided when designed with a parametric sphere (for example, a maintenance request anticipates a "plant type" parameter and then a "breakdown detail" parameter).

The "management procedure" is designed according to Client Architecture / Property / Sphere-Subject / Plant / Property Unit / Third party suppliers-assistants.

The system makes it possible to establish new types of procedures, both in terms of "Sphere-Subject" implementation and in the specialization and parameterization of an already existing "Sphere-Subject."

Thus, centralized management software allows us to "respond" quickly, adapting to the specific needs of our Client.

G.I.S.IM. (Integrated Property Management Services) software was developed in the Microsoft.NET environment, using S.O.A. architecture with “Smart-Client,” and thus as Windows forms applications, x-copy deployment. These choices make it possible to remotize the product without necessarily having to move to Terminal Servers.

The system makes it possible to centrally manage n peripheral offices in the country and permits an applied interface with Clients, third party suppliers/assistants/ insurance agencies-companies, directly with monitored plants, and if requested, with the end users of the property.

Access to data is handled through a password system that offers various levels of access.

At present it is possible to manage passwords by “Client/Property” (and thus different groups of properties for each Client) and by type of “management procedure."
